Les titres adossés à des créances hypothécaires : caractéristiques et propriétés

Résumé

Le marché des titres adossés à des créances hypothécaires au Canada est un marché qui est à la fois mature et en développement. Bien que les contrats hypothécaires ne représentent rien de nouveau, la vague de titrisation des créances au cours des années 80 a fait en sorte que ces titres financiers sont devenus négociables et largement liquides. Notre article se penche sur une analyse comparative du marché canadien vis-à-vis du marché américain afin d’en comprendre les différences. La compréhension du fonctionnement du marché des créances hypothécaires est essentielle pour comprendre la crise des hypothèques à haut risque qui a fait rage à la fin de l’année 2007.

Abstract

The mortgage-backed security market in Canada is both mature and developing rapidly. Although mortgage contracts are some of the most common financial contracts on the market, the securitisation wave we observed in the eighties was such that these contracts became highly liquid and often transacted. Our article is designed to compare the Canadian mortgage-backed security market with the American market in order to understand the differences between the two markets. Understanding how these markets work is essential is one wants to understand the sub-prime crisis that affected the mortgage-backed security market in the latter part of 2007.
