Résumé
Cet article vise à analyser la manière dont l’essor de pratiques touristiques indépendantes à Cuba, qui s’appuient sur des chambres chez l’habitant (casas particulares) comme mode d’hébergement, produit des territoires touristiques originaux à différentes échelles. Si les casas particulares existent depuis les années 1990, la libéralisation de la vente des biens immobiliers entre Cubains depuis 2011 a résulté en une croissance exponentielle de ces logements chez l’habitant. Depuis, de nombreux Cubains et étrangers, par l’intermédiaire de prête-noms, investissent dans l’immobilier touristique, entraînant de profondes transformations socio-spatiales dans le pays. Dans une perspective de géographie sociale et critique, cet article vise à comprendre quelles formes spatiales originales sont produites par ces acteurs intermédiaires, à la fois bailleurs cubains et touristes internationaux, alors que des mesures de libéralisation permettent aujourd’hui la construction d’un véritable marché immobilier à Cuba. Il vise également à se demander dans quelle mesure le développement d’un marché locatif destiné aux touristes internationaux transforme les structures socio-spatiales cubaines, entre conflits d’usage et nouvelles inégalités.

Abstract
This article aims to analyze how the rise of independent tourism practices in Cuba, which rely on homestays ( casas particulares ) as a mode of accommodation, is producing original tourism territories at different scales. While casas particulares have existed since the 1990s, the liberalization of the sale of real estate between Cubans since 2011 has led to an exponential growth in these homestays. Since then, many Cubans and foreigners, via nominees, have invested in tourist real estate, leading to profound socio-spatial transformations in the country. From a social and critical geography perspective, this article aims to understand what original spatial forms are produced by these intermediary actors, both Cuban landlords and international tourists, while liberalization measures now allow the construction of a real estate market in Cuba. It also asks to what extent the development of a rental market for international tourists is transforming Cuban socio-spatial structures, between conflicts of use and new inequities.
