Résumé
Cet article cherche à mieux comprendre les dynamiques des transformations morphologiques et socio-économiques des anciens quartiers ouvriers à travers l’étude de cas d’Hochelaga-Maisonneuve à Montréal. Nous nous intéressons plus spécifiquement à l’incidence potentielle de l’intervention publique sur l’évolution du marché immobilier. Pour ce faire, nous avons à la fois procédé à un recueil documentaire des projets d’aménagement urbain récents dans le quartier et constitué une base de données inédite sur la typomorphologie architecturale résidentielle et les valeurs foncières d’un échantillon de 1034 unités. Force est de constater que l’évolution du marché immobilier est multifactorielle. D’une part, les environs de certaines opérations de revitalisation urbaine deviennent plus attractifs pour les acheteurs recherchant des lieux esthétiques et des services de proximité. D’autre part, les valeurs foncières augmentent davantage dans les résidences les plus anciennes d’intérêt architectural et patrimonial. Nous terminons par une discussion sur l’intervention publique en rapport avec la revitalisation urbaine et la gentrification.

Abstract
This article seeks to better understand the dynamics of morphological and socio-economic transformations in former working-class neighborhoods through the case study of Hochelaga-Maisonneuve in Montreal. We are more specifically interested in the influence of public intervention on the development of the real estate market. To achieve our study, we have both compiled a documentary collection on recent urban development projects in the district, and created an unprecedented database on residential typomorphology and land values of a sample of 1,034 units. It turns out that the evolution of the real estate market is multifactorial. On the one hand, the surroundings of certain urban revitalization operations are becoming more attractive to buyers looking for welcoming public places and nearby services. On the other hand, land values increase more in the oldest residences of architectural and heritage interest. We conclude with a discussion about public intervention and its effect on revitalisation and gentrification.
