Résumé
Dans le contexte actuel de développement urbain durable, la densification du tissu bâti existant s’est imposée comme une solution adéquate pour contrecarrer l’étalement urbain et ses effets néfastes. Les friches industrielles, vastes et souvent bien situées au coeur des villes, constituent à cet égard un potentiel de développement majeur. Ces espaces sous-utilisés sont depuis peu la cible privilégiée pour la réalisation d’écoquartiers ou de « quartiers durables ». D’abord développés dans les pays d’Europe du Nord, ces quartiers modèles ont par la suite connu une diffusion européenne et nord-américaine. Si, de manière générale, ils ont reçu un accueil favorable et ont connu une popularité grandissante en raison de leurs promesses et de leur urbanisme « vertueux », il reste que de grandes lignes critiques apparaissent dans la littérature spécialisée. Cet article vise d’abord à définir, à travers une revue de la littérature récente, ce mouvement actuel en aménagement, puis à évoquer les principales critiques qui lui sont adressées.

Abstract
In the current context of sustainable urban development, the intensification of existing built spaces has emerged as a credible way to counter urban sprawl and its negative effects. Brownfields, large and often well located in the heart of cities, hold potential for major development projects in this respect. These under-utilized spaces have recently become prime targets for the creation of sustainable or eco-neighborhoods. First developed in countries of Northern Europe, this kind of neighborhood has now spread to Europe and North America. However, despite the fact that they have been well received and grown in popularity as a result of their promise and their appeal to what might be called «virtuous» urbanism, some lines of criticism against them are now appearing in specialized literature. The present article will first use a review of the recent literature to define this urban movement, and then discuss the main criticisms formulated against it.

Resumen
En el contexto actual de desarrollo urbano sostenible, la densificación de construcciones urbanas se impone como una solución adecuada para contrarrestar el crecimiento urbano y sus consecuencias nefastas. Los grandes baldíos industriales, a veces bien situados en el centro de las ciudades, representan un gran potencial de desarrollo. Esos espacios subutilizados se vuelven lugares privilegiados para construir barrios ecológicos o «sostenibles». Esos barrios modelo, desarrollados primeramente en Europa del norte, se han difundido en toda Europa y finalmente en América del norte. Si de manera general han tenido una acogida favorable y gran popularidad, gracias a las promesas de un urbanismo «virtuoso», aparecen de más en más líneas críticas de los documentos escritos especializados. A partir de un examen de documentos escritos recientemente, este artículo intenta definir ese movimiento actual en planeamiento urbano, para luego presentar las principales crítica que les son dirigidas.
